Equestrian properties are unique types of real estate that demand a unique type of real estate agent.  In fact, a sizable portion of our business is clients referred to us by other REALTORS® who understand that selling a horse property in BC is likely something they should leave to the Equus Estates Professionals.  There are a variety of REALTORS® out there that specialize in selling lofts, condos, mobile homes, warehouses, float homes, commercial buildings, warehouses, fast food restaurants, retail stores, and even churches.  And many real estate agents simply “specialize” in “everything”.  But you wouldn’t come to us to help you sell your convenience store (and if you did, we would just refer you to someone else).  For selling your Equestrian Estate, Horse Property, Farm or Ranch, however, we are emphatically your best choice. 

The Value of your acreage may not be apparent to the average person who is more familiar with residential houses.  Yes, any Realtor can put your property up on MLS, and likely bring you a buyer.  But at what price and how quickly?  Did they take into account the value of your barn?  Or the drainage in your paddocks?  Your pastures?  Rings?  If your land is not cleared, how about the value of the timber?  If your property is in the ALR, does that add to or detract from the value of your property?  Does your well have an abundance of water?  Is your property close to a horse park, large equestrian facility, or multi-use trails?  These, and much more, are all factors that we take into account when pricing your property.

Buyer Beware is a policy that only goes so far. There may be future legal ramifications if the buyers of your property were not told something they should have been told. Was it explained to them that septic systems require maintenance? Do they understand the easement on your property title? Do they know that hogfuel requires special handling in its removal? Are you aware of any problems with your well-water or drainage system that you expected the buyers to check themselves, and they didn't? Under the law in British Columbia, it is your responsibility as the seller of a property to notify the buyers of any "latent defects". In addition to the usual Residential Property Disclosure Statement, it is in your best interest as the seller to complete a Site Profile.  We know what sort of latent defects to expect from a farm or equestrian property, we have Site Profile forms available, and we will guide you through the entire process.  Don't risk forgetting a "minor detail" that could come back to haunt you!  At Equus Estates, we deal with these things on a daily basis and are intimately familiar with all this and more.
